Commercial Appraisal

We produce Complete and Limited Appraisals in either a Self-Contained, Summary, or Restricted Use appraisal report format according to our clients needs. Our reports conform to the requirements of government agencies, lending institutions, courts, clients, The Appraisal Foundation, and the Appraisal Institute under the Uniform Standards of Professional Appraisal Practice (USPAP). This is done through full narrative or form reports to best serve the client's needs and level of documentation desired. 


Bogdanski Company provides commercial appraisals in both the lower and upper peninsulas of the State of Michigan. We offer a competitive fee program anf typically a 3 to 4 week turn around. We have experience in appraising a a variety of property types. To facilitate the commercial appraisal process we typically require the following documents.

DOCUMENTS REQUEST LIST

  1. Copy of Architectural Plans.

  2. Site plans and Property surveys 

  3. Copy of Title Report (includes legal description, plat map).

  4. Copy of any Property Purchase Agreement within last five years.

  5. Copy of any Property Leases (even if to your own corporation).

  6. Copy of any fixture or equipment leases.

  7. Operating Profit and Loss Statements for the last three years and current Year-to-Date statement showing sales and cost of goods sold breakdown for each profit center.

  8. Balance sheets for the last three years.

  9. depreciation Schedules.

  10. Current Mortgage Data.

  11. Any Loan Commitment Details

  12. Copy of Petroleum Dealer Lease Agreement, if any

  13. Equipment (non-realty) assets itemization.

  14. Copy of any Traffic/Transportation Studies.

  15. Copy of any Development Agreement with County or

  16. Copy of any Feasibility Study and, or Business Plan.

  17. Copy of previous appraisals.

  18. Copy of any environmental assessment documents or correspondence with the Department of Environmental Quality.

  19. Any other information you feel may be important.

ADDITIONAL DOCUMENTS FOR CONVENIENCE STORE/GAS STATION

  1. Operating Profit and Loss Statements for the last three years and current Year-to-Date statement showing sales and cost of goods sold breakdown for each profit center, including fuel margins and in-store margins.

  2. Copy of all Petroleum Supplier Delivery Receipts for the last 12 months showing gallons of product delivered and price paid to the supplier.

  3. Copy of EPA Fuel report logs for the last 36 months.

  4. Copy of Petroleum Dealer Lease Agreement, if any.
